Hanehouse Developments has secured planning approval for Hockley Gate, its 269-home residential-led mixed-use development in Birmingham’s Jewellery Quarter.

The 1.5-acre island site, bounded by Hockley Hill, Well Street, Barr Street and Great King Street, will be regenerated by a mix of one, two and three-bedroom apartments across four to six floors, alongside 4,671 sq ft of commercial space and 5,834 sq ft of dedicated amenity and management space.

The five ground floor commercial units will front Hockley Hill and Well Street, and are targeted at the creative industries and jewellery sector in line with the Jewellery Quarter Neighbourhood Plan, providing space for both new and existing businesses.

A key element of the approved plans is the retention and restoration of the Grade II Listed former bank building at the corner of Hockley Hill and Well Street. The remaining buildings on the site will be cleared to make way for the new development, which has been designed to reflect the established heights and character of the surrounding area.

Hockley Gate will incorporate landscaped communal gardens including an internal courtyard and atrium, with balconies and external terraces taking advantage of the internal pocket park. Hanehouse has confirmed that the scheme will improve biodiversity on the site by more than 950%, significantly exceeding national planning guidelines.

Two owner-operated businesses currently operate from the site, including manufacturer, APS. Hanehouse will continue to work with the occupiers to support their relocation within the region as the project progresses towards construction.

Richard Whitehouse, Director at Hanehouse Developments, said: “We are very proud to have secured planning approval for Hockley Gate. This concludes the first part of our journey to deliver much needed homes in this part of Birmingham.

“We were pleased to engage with local residents and businesses during the planning process and would like to thank them for their support and input. We believe the scheme will provide a catalyst for further regeneration in the area.

“Our focus is now on moving into the delivery phase and working with the existing occupiers, including APS, as we prepare to bring the development forward.”

Hanehouse has established a strong reputation for delivering transformative projects in Birmingham, with a particular expertise in identifying and delivering complex urban regeneration opportunities.

Its directors have been involved with five other residential developments along Great Hampton Street, including the recently completed Great Hampton Works, a conversion of a Grade II* Listed building in the Jewellery Quarter.
